The SurveysMost purchaser's requirements, having decided that a valuation does not provide sufficient information, fall into the following two categories. a. RICS HOMEBUYERS REPORT - FLAT BUYERS REPORT This is a survey designed to provide the purchaser with a comprehensive picture of the general condition of a property. It involves a visual inspection of all parts of the house but without opening up the structure. Defects and items of possible future expenditure will be highlighted and the need for further investigation or action brought to the purchaser's attention. A valuation and fire insurance reinstatement figure will also be provided. This type of survey is generally suitable for relatively modern properties of conventional construction and for flats. b. BUILDING SURVEYS The building survey (formerly referred to as a structural survey) is a more detailed survey and generally more suitable for older properties and especially, as often found in the South West, those of unusual construction, i.e. cob, stone, thatch etc. This report would also be appropriate for hotels, public houses and other commercial properties. c. VALUATIONS As a qualified surveyor, with 33 years experience in the South West of England, I can provide you with valuations of all types of properties. The valuation will only briefly describe the overall condition of the property however. Valuations may be required for various purposes such as matrimonial disputes, probate, taxation etc. |
